You may place a new Tea Garden on any available space in a Region adjacent to a Region where you already own a Tea Garden; to cross one extra border you may instead pay +2 strength above the garden's requirement (you cannot build in a Region where you already have a garden and you may build only one garden as a main action). (Rulebook p.5)

No — only Teapot symbols on the topmost played card(s) in your playing area count toward a card’s Teapot requirement; Teapot symbols on cards stacked beneath the topmost card do not count. You must also meet the displayed strength and pay the printed Tea Leaf/Teapot cost. (Rulebook p.5)

To acquire a Caravan you must satisfy one condition from the trade part (pay the required Tea Leaves into the supply — green symbols can be any leaf, brown require fermented) and one condition from the strength part (attain one of the listed strength values with your played cards); you then take the Caravan, immediately score its VPs and keep the card for end-game scoring. (Rulebook pp.5–6)

As the Fermentation main action you turn up to a number of fresh (green) Tea Leaves equal to your played strength to the brown (fermented) side, keeping them in the same baskets; fermented leaves increase in quality during later ripening while fresh leaves may lose quality. (Rulebook pp.6, 8)

Cup Production gives you Cup tiles from Province stacks where you have at least one garden; same-colour connections on your rows score Victory Points at end game according to the cup scoring table, and each time you connect two tiles you place a Cup token on that connection which can be removed later as a one-time free action to gain the adjacent Cup’s bonus. (Rulebook pp.6–7, 9)

Maintenance steps: advance the round marker and starting player, remove the leftmost action card and shift the display, move played cards to discard, perform Tea Ripening (green leaves shift down one quality, brown shift up one), harvest 2 fresh leaves per garden, then draw 4 cards for the next round; there is no Maintenance phase after the 5th round (the game ends).
