12 Realms: Ghost Town is a board game for 3–5 players. It plays in 90 minutes and is meant for ages 11 and up. Ludoya players call it best with 5.

A cursed realm has become a ghost town, hiding the town and trapping one of the heroes. Players search for the Marshall’s three missing items while fighting invaders and managing the Invasion Marker, which must not reach 16. Once the items are found, the town reappears, allowing the heroes to enter the realm and rescue the trapped hero. Until then, its invaders must be fought in their ghost forms, each with different abilities.
